Step 1: Financial Preparation & Affordability Assessment

Before house-hunting, take the time to:

  • Check your credit profile. A strong score improves your bond approval chances.
  • Get pre-qualified or pre-approved. This helps set realistic expectations about your price range.
  • Budget for hidden costs. Transfer duty, bond registration fees, attorney costs, and municipal rates typically total 8 %–12 % of the purchase price.
  • Compare finance options. Approach several banks or a bond originator to secure the best terms.

Step 2: Finding the Right Property

When you know what you can afford:

  • Work with reputable estate agents or trusted online portals.
  • View and compare multiple homes, paying attention to structural condition, location, and neighbourhood amenities.
  • Request municipal account confirmation to ensure you know what the municipal costs are.

Step 3: Offer to Purchase & Sale Agreement

Once you find the right property:

  • Submit a written offer (usually via Birmans or your agent).
  • Review the Offer to Purchase carefully — important clauses include:
    • Voetstoots clause (sold “as is”) – inspect carefully before signing.
    • Suspensive conditions like the sale of your current property or bond approval to protect you if finance is denied.
    • Occupation date and rental, if applicable.

Step 5: The Conveyancing & Transfer Process
