- Get pre-qualified or pre-approved. This helps set realistic expectations about your price range.
- Budget for hidden costs. Transfer duty, bond registration fees, attorney costs, and municipal rates typically total 8 %–12 % of the purchase price.
- Compare finance options. Approach several banks or a bond originator to secure the best terms.
Step 2: Finding the Right Property
When you know what you can afford:
- Work with reputable estate agents or trusted online portals.
- View and compare multiple homes, paying attention to structural condition, location, and neighbourhood amenities.
- Request municipal account confirmation to ensure you know what the municipal costs are.
Step 3: Offer to Purchase & Sale Agreement
Once you find the right property:
- Submit a written offer (usually via Birmans or your agent).
- Review the Offer to Purchase carefully — important clauses include:
- Voetstoots clause (sold “as is”) – inspect carefully before signing.
- Suspensive conditions like the sale of your current property or bond approval to protect you if finance is denied.
- Occupation date and rental, if applicable.

- Bank valuation ensures the purchase price is market related.
- Approval process typically takes 7–14 days. If unsuccessful, you may renegotiate or apply elsewhere.
Step 5: The Conveyancing & Transfer Process
Our conveyancing team takes care of every legal and administrative step on your behalf, from the signing of the sale agreement right through to registration. Typical timeframe: 8–12 weeks, subject to bond approval and municipal clearance timelines. It is important to note that at times the turnaround times relating to the obtaining of municipal clearance figures are not in the control of the office of the Conveyancer.
